VME Real Estate – Transaction Advisory Services (TAS) – Advanced Analyst

 

Within TAS, Real Estate (RE) group is part of Valuations, Modelling and Economics sub-service line. Our RE practice provides real estate valuation, analytical services and other business advisory services to developers, builders, investors, lenders and Fortune 500 companies. 

 

With over 500 RE professionals worldwide (~35 in GDS RE), no similarly positioned global professional organization can match breadth of our capabilities or depth of our resources. GDS RE works as a strategic partner to global RE practices, working with them to provide highly efficient and value-added services to meet our clients’ real estate valuation and diligence requirements.

 

 

The opportunity

 

We’re looking for Advanced Analyst  with expertise in real estate valuation to join the valuation group of our Real Estate Valuation Team.

 

As a member of the Ernst & Young Real Estate Transaction team, the Advanced Analyst  will serve as a project lead and/or member of multiple client engagement teams around the world (US, UK, Germany, Australia etc) which primarily assist in real estate and hospitality advisory engagements in a fast-paced, service-oriented business environment. Advanced Analyst  will work on a wide variety of real estate and hospitality-specific clients including owners, developers, builders, financial institutions, lenders, pension funds, as well as numerous Fortune 500 companies. 

 

Typical engagements include appraisals and valuations, review of valuation analysis, market studies/research, cash flow analyses, due diligence, portfolio analysis and cash flow modelling.

Your key responsibilities

 

• Review or collection of market information; analysis of real estate documents, including appraisals and lending documents; performing market research; analysis of KPI’s, cash flow modeling; and report writing.
• Working on valuation or any other engagements assigned
• Lead a team of Analyst and/or Advanced Analyst  in engagement to achieve end objective as assigned
• Project Management – Small to mid size engagement
• Managing risk associated with engagement
• Review of work done by the project team and ensure quality and timeline targets are met.
• Communicate with Onshore team regularly about local team's progress.
• Identify areas of improvement and additional opportunity of engagements.

 

 

Skills and attributes for success

 

• Valuation knowledge of Real & Intangible assets using Income Approach (Discounted Cash Flow method & Direct Capitalization Method), Net Asset Value Method (or Cost Method) and Precedent Transaction Analysis (or Relative Valuation/ Sales Comparison/ Market Approach) & performing Sensitivity Analysis
• Knowledge of developing valuation models, performing highest and best use valuation analysis for purposes of financial reporting, tax planning etc.
• Knowledge of research databases such as Loopnet, REIS, RCA (real capital analytics), CoStar, CBRE, JLL, C&W, Capital IQ etc.
• Analyzing financial statements, conducting market research studies and preparing reports
• Application of Free Cash Flows, Terminal value, Discount rate, Advanced MS Excel models etc.
• Have strong knowledge of cash flow & operating statement.
• Knowledge of commercial loan level underwriting by valuing the underlying collateral for the US market.
• Specialized asset disposition services – typically for distressed portfolios in the long-term workout by re-underwriting the loans with analyses on the market trends and property performance.
• Preparation of Asset Summary Report, Data Tapes for collaterals of securitized loans andsubsequent underwritings to encapsulate the cut-off loan amount on the basis of service coverage and loan to value ratio.
• Strong knowledge of key clauses in lease
• Strong communication, presentation and team building skills and experience in producing high quality valuation reports and presentations.
• Actively promote the sharing of knowledge within the group; Contribute pro-actively to building team spirit
• Exposure to tools like Tableau, Alteryx etc. will be added advantage

 

 

To qualify for the role, you must have

 

• Master’s in business administration (MBA) or specialized in Finance /Accounting
• Strong Excel and PowerPoint skills.
• Experience with BIG4 accounting firm would be provided weightage

 

 

Ideally, you’ll also have

 

• Real estate valuation skills through all the approaches
• Project management skills
• Exposure to tools like Tableau, Alteryx etc. will be added advantage
