Do you want to contribute to enabling ASML’s growth by delivering complex, large-scale construction and renovation projects? As a Project Manager within Corporate Real Estate (CRE), you play a key role in developing, upgrading and maintaining ASML’s high-tech campus and facilities.
Working in a dynamic and rapidly growing environment, you will lead multidisciplinary construction and renovation projects that directly support ASML’s business ambitions. These projects range from complex technical upgrades to large-scale building developments, often involving significant investments, challenging stakeholder environments and demanding timelines.
As Project Manager - Corporate Real Estate, you are responsible for delivering projects safely, within budget, on schedule and according to the required quality standards, while ensuring minimal impact on business continuity.
The project portfolio consists of complex initiatives that often result in significant changes to business processes, technical systems, real estate assets and organizational structures. Projects typically involve multiple stakeholders with competing interests and may include politically sensitive decisions that require strong stakeholder alignment and change management capabilities.
Role and responsibilities
As Project Manager - Corporate Real Estate, you will lead technical and multidisciplinary projects throughout the full project lifecycle and act as the key point of contact for stakeholders across the organization.
Your responsibilities include the following.
Project Delivery & Leadership
- Lead large-scale, complex projects and smaller programs that have significant impact on ASML’s facilities, operations and business continuity.
- Act as the primary decision-maker within the project governance structure and manage diverse stakeholder interests across the organization.
- Provide functional leadership to internal and external project resources and take accountability for overall project performance.
- Manage politically sensitive topics and facilitate alignment between stakeholders with differing priorities and objectives.
- Drive and maintain safe project environments throughout all project phases.
Financial Management
- Ensure accurate financial forecasting and reporting through maintaining and steering the CAPEX portfolio dashboard.
- Establish and challenge business cases, project assumptions and financial baselines at project initiation.
- Drive delivery against approved budget forecasts in both timing and financial scope.
Risk & Performance Management
- Maintain and continuously improve project dashboards, risk registers and reporting mechanisms.
- Ensure effective risk management practices are embedded in projects, resulting in transparent visibility of risks, mitigation plans and potential business impact.
- Monitor deviations from agreed project objectives and initiate corrective actions where required.
Quality Management
- Safeguard project quality standards during design, execution, commissioning and project closure phases.
- Challenge proposed solutions against established quality requirements and ensure compliance with the Building Generation Process (BGP), including governance for deviations.
- Drive quality awareness and continuous improvement within project teams.
Continuous Improvement & Knowledge Sharing
- Contribute to the continuous improvement of project management methodologies, standards and ways of working across Corporate Real Estate.
- Share lessons learned and best practices with fellow project managers and project teams to support organizational learning and capability development.
- Participate in and lead cross-functional improvement initiatives that strengthen collaboration across Corporate Real Estate departments.
- Continuously improve collaboration with internal partners, business stakeholders and supporting departments.
Working at Corporate Real Estate
The Corporate Real Estate organization develops, manages and maintains ASML’s buildings, facilities and infrastructure worldwide. As part of the Project Management team, you will work on projects that directly support ASML’s growth ambitions and technology roadmap. You will work closely with stakeholders such as:
- Business Partners
- Real Estate Development & Strategy (REDS)
- Facility & Maintenance (F&M)
- Environment, Health & Safety (EHS)
- Finance and Procurement
- Architects, consultants and contractors
- Local authorities and regulatory bodies
Education and experience
- Bachelor’s or Master’s degree in Engineering, Facilities Management, Construction Management, Building Services Engineering, System Engineering or a related technical discipline.
- Minimum 7 years of experience managing construction, renovation or infrastructure projects.
- Experience in technically complex environments, preferably within manufacturing, semiconductor, cleanroom or other high-tech industries.
- Proven experience managing multidisciplinary projects and multiple stakeholders.
- Experience with project planning tools such as Microsoft Project and Microsoft Office.
- Knowledge of construction regulations, quality standards and sustainability requirements.
- Familiarity with project management methodologies such as Prince2, PMBoK or equivalent is considered an advantage.
- Fluent in English, both verbal and written. Dutch language skills are considered an advantage.

- Continuous improvement mindset, driving knowledge sharing, lessons learned and process optimization across teams and departments.
- Excellent communication and collaboration skills, building trusted relationships across all organizational levels while balancing strategic objectives with operational execution.
Other information
This position is based in Veldhoven, the Netherlands, and may require occasional travel to other ASML locations or project sites.
