The KLA Global Workplace Services (GWS) team is passionate about enabling the business goals and company culture through the delivery of workplace environments and services that foster teamwork, innovation and productivity. Our team runs a worldwide portfolio of over 3 million square feet, 135 sites and over 12,000 employees. In addition to ensuring the workspace and manufacturing facilities operate seamlessly, this group also provides employee and site services, such as cafeteria, transportation, security, and safety. The team is responsible for all construction and site improvement work to enable the business needs as well as align with the financial requirements.
Job Description/Preferred Qualifications
Facilities Operations and Hard Services Management
- Lead and oversee hard services operation and maintenance for Shanghai offices, cleanroom, lab and critical building systems.
- Manage daily technical issues related to HVAC, electrical, plumbing, fire protection, BMS/building systems, access-control related infrastructure and other facilities equipment.
- Review preventive maintenance plans, inspection records, service reports and corrective actions to ensure service quality and compliance.
- Monitor system reliability and identify operational, safety, compliance and business continuity risks proactively.
- Maintain complete records for maintenance, inspections, repairs, incidents, technical assessment and improvement actions.
Cleanroom and Critical Environment Management
- Serve as the primary GWS technical contact for cleanroom related facilities management in Shanghai.
- Oversee cleanroom infrastructure performance, including HVAC, temperature and humidity control, differential pressure, filtration and related supporting utilities where applicable.
- Coordinate inspections, preventive maintenance, testing, calibration follow-up and technical risk closure for cleanroom and lab supporting systems.
- Work with users, JLL, contractors and EHS partners to maintain stable, safe and compliant cleanroom / lab environments.
- Review technical proposals for cleanroom repair, modification, upgrade or expansion to ensure scope, method, risk control and cost effectiveness.
Technical Review, Troubleshooting and Root Cause Analysis (RCA)
- Provide owner-side technical review for repair proposals, maintenance quotations, engineering designs, drawings, method statements, service reports and RCA documents.
- Assess whether vendor or contractor technical recommendations are reasonable, complete and supported by sufficient evidence.
- Lead or support technical investigation for recurring or high-impact facilities issues and drive corrective actions that address root causes rather than temporary fixes.
- Provide recommendations on repair versus replacement, temporary mitigation versus permanent solution, and operational risk level.
- Ensure failed parts, photos, records and technical evidence are retained when needed for further analysis, vendor discussion or accountability discussion.
Asset Lifecycle and End-of-Life Projects
- Develop and maintain visibility of key facilities assets, including condition, reliability, risk level, maintenance history and replacement needs.
- Lead or support end-of-life replacement, modernization and lifecycle improvement projects for critical facilities systems and equipment.
- Support annual budget, CAPEX planning and prioritization by providing technical assessment based on risk, asset condition, business impact and long-term value.
- Drive sustainable improvement in facilities reliability, maintainability, energy efficiency and operational resilience.
Projects, Engineering Support and Space Planning
- Support and, where appropriate, lead facilities engineering projects related to cleanroom, lab, office renovation, equipment upgrades and system improvement.
- Review project technical design, drawings, work scope, schedule, shutdown plan, EHS risk controls, budget and handover documents.
- Coordinate with internal stakeholders, JLL, contractors, EHS, Security, IT and Procurement to ensure smooth project delivery.
- Provide technical input for space planning, capacity planning, feasibility studies and future facilities roadmap development for Shanghai sites.
Vendor and Contractor Technical Governance
Oversee technical performance of IFM vendors, service providers, contractors and suppliers.
- Set clear expectations for technical documentation, service reports, RCA quality, warranty terms, post-work validation and issue closure.
- Partner with Indirect Procurement to support vendor selection and technical evaluation for maintenance, engineering, design and construction services.
- Escalate repeated vendor quality, response or technical performance issues with factual evidence and improvement recommendations.
Compliance, EHS and Risk Management
- Ensure facilities maintenance, repair and engineering work comply with company policies, SOPs, procurement process, EHS requirements and applicable local regulations.
- Partner with Regional EHS and Security teams on facilities-related risk assessments, audits, corrective actions, emergency preparedness and contractor safety management.
- Identify potential facilities risks and recommend mitigation plans for critical systems, cleanroom, utilities and workplace infrastructure.
- Support business continuity planning related to building systems, critical equipment and cleanroom operations.
Data, KPI and Continuous Improvement
- Track key hard services KPIs, recurring issues, asset performance, vendor performance, maintenance quality and corrective action closure.
- Use data, service records and technical evidence to identify trends, recurring failures, risk patterns and continuous improvement opportunities.
- Build and maintain engineering knowledge base, technical standards, checklist templates and lessons learned for the Shanghai GWS team.
Contribute to team capability development by sharing technical knowledge and strengthening internal engineering judgment.
Minimum Qualifications
Minimum Requirements
- Bachelor’s degree or above in Facilities Management, Mechanical Engineering, Electrical Engineering, HVAC, Building Services, Automation or related engineering discipline.
- Minimum 3–5 years of relevant experience in facilities engineering, hard services management, cleanroom/lab facilities, manufacturing site facilities or critical environment operations.
- Solid technical knowledge in several of the following areas: HVAC, electrical systems, plumbing, fire protection, cleanroom systems, BMS/building systems, process supporting equipment and preventive maintenance.
- Ability to understand and review drawings, technical proposals, maintenance plans, repair quotations, method statements, service reports and RCA documents.
- Experience managing external service providers, IFM vendors, contractors and technical suppliers.
- Strong ownership, risk awareness, logical thinking and ability to provide independent owner-side technical judgment.
- Good communication skills in both Chinese and English, including the ability to explain technical issues clearly to non-technical stakeholders.
- Proficient in Microsoft Office; experience with BMS, CMMS/IWMS, ticketing systems or data tracking tools is preferred.
Preferred Qualifications
- Experience in semiconductor, electronics, high-tech manufacturing, R&D, cleanroom, lab or other critical facilities environments.
- Familiarity with EHS requirements, contractor safety management, permit-to-work process and facilities compliance documentation.
- Experience supporting office renovation, cleanroom modification, equipment replacement, end-of-life replacement or facilities upgrade projects.
- Ability to analyze recurring failures, challenge vendor recommendations constructively and drive sustainable corrective actions.
- Experience working in multinational companies and cross-functional matrix organizations.
