As a Real Estate Professional in Site & Facilities Services, you will provide facilities operations and management services, advice, support, and planning for all aspects of owned/leased facilities and physical plant infrastructure. This role involves establishing and building client relationships, both internally within IBM and externally with tenants.
Your primary responsibilities will include
- Manage Facilities Operations: Oversee the day-to-day operations of facilities, ensuring compliance with environmental, energy, health, and safety programs. This includes managing and tracking budgets, project schedules, and deliverables, as well as identifying and mitigating risks.
- Coordinate Construction Projects: Lead construction projects from planning to execution, ensuring timely completion and budget adherence. This involves collaborating with clients, contractors, and internal stakeholders to meet project objectives.
- Develop Client Relationships: Establish and maintain strong relationships with internal IBM clients and external tenants, providing excellent customer service and support to meet their facilities needs.
- Track and Analyze Facilities Data: Measure and track key facilities metrics, including contract deliverables, business controls, space and population, commodity use, and waste disposal. This data will inform budget preparation, tracking, and reporting.
- Maintain Audit Readiness: Ensure facilities operations are audit-ready, generating reports and managing upgrades and asset management of building management systems as needed.
- Facilities Operations Management: Experience with managing day-to-day facilities operations, ensuring compliance with environmental, energy, health, and safety programs, and managing budgets, project schedules, and deliverables.
- Construction Project Coordination: Experience with leading construction projects from planning to execution, ensuring timely completion and budget adherence, and collaborating with clients, contractors, and internal stakeholders.
- Contract Management: Experience with managing contracts, including tracking deliverables, business controls, and budgets, and ensuring compliance with contractual obligations.
- Facilities Data Analysis: Experience with measuring and tracking key facilities metrics, including space and population, commodity use, and waste disposal, and using data to inform budget preparation and tracking.
- Building Management Systems: Experience with managing upgrades and asset management of building management systems, ensuring audit readiness and generating reports as needed.
- Contract Negotiation Skills: Experience with negotiating contracts, including lease agreements, construction contracts, and facilities management contracts. Ability to develop and implement effective contract negotiation strategies.
- Space Planning Expertise: Experience with space planning and design, including analyzing space utilization and developing plans to optimize space usage.
