AT&T is seeking a Senior Real Estate Manager to support portfolio strategy and transaction execution across assigned geographies and/or asset classes. This role drives real estate optimization, manages complex transactions, and partners with business leaders to deliver cost-effective, strategic real estate solutions.
Key Responsibilities
Portfolio Strategy & Planning (Primary)
Develop portfolio strategies aligned with business, occupancy, and financial goals.
Identify opportunities for consolidation, expansion, relocation, disposition, and cost savings.
Analyze portfolio performance, space utilization, lease obligations, and market trends.
Prepare business cases and recommendations for leadership decision-making.
Support site selection, occupancy planning, and portfolio optimization initiatives.
Transaction Management (Secondary)
Lead commercial real estate transactions, including leases, renewals, expansions, acquisitions, dispositions, and terminations.
Partner with brokers, landlords, legal teams, and service providers to execute transactions.
Evaluate transaction economics, risk, and business impacts.
Ensure compliance with governance, approval, and financial requirements.
Manage critical dates, milestones, and transaction deliverables.
Stakeholder & Vendor Management
Collaborate with Finance, Legal, Tax, Risk Management, Workplace Planning, Facilities, and other stakeholders.
Manage external brokers and real estate service providers.
Develop executive-level presentations and strategic recommendations.
Required Qualifications
Bachelor’s degree or equivalent experience in Real Estate, Finance, Business, or related field.
Significant corporate real estate experience in portfolio planning, leasing, asset management, or transaction management.
Experience managing complex commercial real estate transactions.
Strong knowledge of lease structures, transaction economics, and financial analysis.
Proven ability to develop business cases and data-driven recommendations.
Strong project management, communication, and stakeholder management skills.
Proficiency with Microsoft Office and real estate management systems.
Experience leveraging AI-enabled tools to improve productivity and decision-making.
Preferred Qualifications
Experience in a large corporate real estate environment.
Multi-market or multi-region portfolio management experience.
Background in workplace strategy, lease administration, site selection, or portfolio optimization.
Advanced financial modeling skills (NPV, IRR, lease-versus-buy analysis).
Experience managing brokerage teams and external service providers.
