The Asset Manager role sits within the Global Ops Enterprise Services (GOES) Portfolio Management team, which is part of the wider GOES team. The ideal candidate will be responsible for implementing industry leading real estate management practices from a property and asset management perspective, drawing from both Amazon's internal standards and industry benchmarks. A critical aspect of this role involves identifying and resolving real estate property management challenges that impact Amazon operations across multiple business segments. Building and maintaining robust relationships with landlords and local operational teams is fundamental to this position. The successful applicant will demonstrate exceptional interpersonal skills, adeptly fostering these vital connections to ensure smooth operations and mutual success.
The role demands a strategic mindset in real estate property and asset management, aimed at enhancing Amazon's capabilities through smart property solutions. Reporting to the Regional Lead, the Asset Manager will be a critical member supporting leased and owned fulfillment and logistics locations within their assigned region from both a property and asset management perspective .
Key job responsibilities
• Oversee real estate portfolio management to ensure optimal operations, utilization, and performance supporting business objectives.
• Primary contact for real estate escalations, providing stakeholder support and minimizing business disruption.
• Negotiations for landlord consents, lease amendments, property alterations, retrofits, and operational changes.
• Develop regional real estate strategies encompassing consent negotiations, portfolio optimization, and risk management.
• Support Transaction Managers with lease renewals, terminations, and strategic initiatives using site-related data.
• Identify cost savings and operational efficiency opportunities, implementing best practices.
• Provide real estate leadership during disasters or significant events impacting operations.
• End-of-term lease obligations, addressing dilapidations and reinstatement to minimize financial exposure.
• Build relationships with landlords, developers, and external stakeholders through regular meetings and site visits.
• Provide strategic real estate advice to senior leadership for new concepts, aligning strategies with organizational goals.
• Champion sustainability and ESG initiatives across the portfolio, including energy-saving projects and retrofits.
• Collaborate with Legal, Finance, Operations, Engineering, and Construction teams for real estate guidance and problem-solving.
• Support OPEX analysis, review payment escalations, and negotiate landlord modifications to expenses.
• Support audits and portfolio reviews, ensuring compliance, risk mitigation, and cost savings identification.
• Reporting inputs and liaison with Finance on real estate liabilities and Asset Management targets.
A day in the life
Your day begins reviewing overnight escalations across your portfolio, landlord disputes and urgent lease amendment requests. You negotiate building modifications for new installations, balancing operational needs with lease compliance.
Mid-morning a site visit assessing dilapidation risks ahead of lease expiry. You collaborate with Finance on quarterly budget reviews, analyzing OPEX variances and identifying cost optimization opportunities across your properties.
The afternoon involves strategic planning, developing sustainability initiatives advising senior leadership on real estate implications for new delivery concepts. Between calls with Legal and Engineering teams, you manage landlord relationships.
Your day concludes reviewing performance metrics.
About the team
The Spain asset manager sits within the SEU (Southern Europe - France, Belgium, Spain and Italy) Asset Management team which is part of the wider EU Asset Management team. Asset Management is part of the GOES Portfolio Management team covering EU and NA. You will have the opportunity to collaborate with colleagues across EU and NA.
Basic Qualifications
- Bachelor's degree in Business, Management, Real Estate, or another related field
- Experience utilizing commercial real estate software platforms such as Tango, Yardi, or MRI
- Experience in commercial real estate or lease administration within an industrial, commercial, and/or data center environment
- Experience with lease administration processes
- Speak, write, and read fluently in English
- Experience with Landlord and Tenant codes, commercial law and service charge
- Experience reading and interpreting lease language, managing critical lease dates, and conducting lease negotiations
- Experience of property or asset management within commercial real estate, corporate occupier, developer, fund, or landlord entity.
- Demonstrated proficiency in commercial and industrial building systems, including fire and life safety systems, HVAC (heating, ventilation, and air conditioning), electrical systems, and plumbing infrastructure. The ability to comprehend and analyze construction blueprints is highly valued.
Preferred Qualifications
- Experience with accounting concepts and tax regulations, laws and standards
- Speak, write, and read fluently in French, Spanish, German or Italian
- RPA, CPM, RICS, or comparable professional designation
